How to Size and Install a Bathroom Exhaust Fan Correctly
Getting bathroom ventilation right comes down to two decisions: choosing a fan with enough airflow (CFM) for the room, and installing it so moist air actually leaves the house instead of collecting in the attic or wall cavity. Get either one wrong and you end up with fog that never clears off the mirror, musty odors, or worse — hidden mold growth inside ceilings and roof framing.

Why CFM Sizing Matters

Don't Ignore Sones (Noise)
A powerful fan nobody wants to run because it sounds like a jet engine isn't doing its job. Sones measure perceived loudness — lower is quieter. Electrical Safety Before You Touch Anything
Exhaust fan installation involves running a switched electrical circuit into a location where the fan itself may sit only inches from the roof deck. Before removing a cover, opening a housing, or touching any wire:
- Turn off the power at the breaker, not just the wall switch, and confirm the circuit is dead with a non-contact voltage tester before touching any wires.

Exhaust air has to leave the building, and it should terminate at a dedicated vent cap on the roof or an exterior wall — never into the attic, a soffit that just re-enters the attic space, or a crawlspace. Roof venting typically uses a rigid or insulated flexible duct running from the fan housing up through the roof deck to a weatherproofed roof cap with a built-in damper that keeps outside air and pests from coming back in.
Never Vent Into the Attic
This is the single most common bathroom ventilation mistake. Dumping warm, moist bathroom air into an unconditioned attic condenses on cold roof sheathing and rafters, which over months and years leads to wood rot, insulation damage, and mold — often invisible until it becomes a major repair. Every duct run needs a real termination point outside the building envelope, insulated where it passes through unconditioned space to reduce condensation inside the duct itself.
Ducting Basics That Keep Fans Working
- Use the shortest, straightest duct run practical — every bend reduces airflow.
- Insulated flexible duct or rigid metal duct both work; avoid duct materials your local code prohibits for this application.
- Slope the duct slightly toward the exterior termination so any condensation drains outside, not back into the fan housing.
- Seal duct joints with foil tape or mastic, not just a friction-fit connection.
